Whitehills Phase 1 – Delivering Key Infrastructure for Future Development in Shawfair

We are proud to be delivering the enabling infrastructure and development platform for the Whitehills Phase 1 project in Shawfair, Midlothian for Shawfair LLP, a critical early-stage construction milestone that will lay the groundwork for a significant future commercial development.

Situated across two council areas, the City of Edinburgh and Midlothian, the project requires close collaboration with both local authorities to ensure coordinated and compliant delivery.

The site preparation involves the excavation of around 43,000m³ of topsoil and a large-scale cut and fill operation totalling approximately 250,000m³, supported by full validation testing. In addition, 25,000m³ of surplus or invasive non-native species (INNS) material will be managed in line with environmental best practices.

A key feature of the works is the construction of a 170-metre gabion basket retaining wall, ranging in height from 1 meter to 4.5 meters. Two sustainable drainage (SuDS) basins will also be formed as part of the site-wide surface water management strategy. A key environmental enhancement will be carried out to the Magdalene Burn, involving channel widening, aquatic planting, and the installation of a new 600mm culvert beneath a newly formed access road. Further works include the installation of sewers and disconnectors to futureproof the site for downstream development, as well as the construction of approximately 640 meters of new carriageway, footpath, cycleway, and associated utilities.

The project team will be managing several logistical and environmental challenges. This includes implementing strict environmental protocols for works in and around the Magdalene Burn, maintaining a high standard of dust suppression across the site, and coordinating works alongside a drilling contractor already active on-site.

This infrastructure package marks a vital step toward the long-term regeneration and commercial expansion of Shawfair. Beyond the technical delivery, it represents real progress in supporting economic growth, connectivity, and future employment opportunities for the area. Work is set to commence in late July 2025 and continue over the course of just over a year.
